4 tips to market your “green” home
When it goes to promoting your home in San Fernando Valley, it’s crucial to remember that your strategies and practices for various types of homes should not be the equal. Think about it, would you sell a traditionally built residence like you would a green home with solar-powered energy? I believe not.
Put simply, green homes compete on value with low utility charges, while typical homes compete on price as well as features like granite kitchen countertops. When listing a green home, I emphasis on the features that will boost its price to outdistance the competition.

1. Lay off the Environmental mumbo-jumbo.
Keep the buyer’s priorities in mind when doing my sales pitch. Of course they consider for Mother Nature, but the facts is, buyers care more about their home’s efficiency, maintaining their family safe, and lowering utility bills. So I focus on that.
When I explaining the features of the home I am listing, try replacing the word “green” with “high-performance”. In the buyer’s point of view, it sounds much more valid and not nearly as vague.
3. I show buyers the green savings.
It’s convenient for buyers to see the real financial advantages if they’re shown real numbers. On my listing, I list the projected monthly utility statement savings, estimated annual savings, and projected five-year savings. For example, if the home can save homeowners $200/month, that means they’ll also cut $2,400 in one year and $12,000 over the period of 5 years.
Instead of using the term “eco-friendly”, I use “non-toxic” or “low toxins” because that registers more in the mind of a home-buyer. Also, as an example, I want to demonstrate that by having non-toxic paint in the home, their family are not breathing in harmful chemicals like in ordinary paint. These chemicals have even been documented to be harmful to your health.
Essentially, it’s all regarding selling on the value of the property. I reach and concentrate on home-buyers efficiently by regularly selling founded on the client’s needs. Be obvious, to the point, deliver important details about the home’s features, and show the improving cost that these features provide.
